Industry Edition · I-43
Maintenance billing, collections, visitors, amenities, vendors and resident notices.
The Residential Society & Property Management Edition is planned for housing societies and property managers. It covers maintenance billing, collections, visitor gate management, amenity booking, vendor and AMC tracking, notices and polls.
Housing societies are run by volunteer committees and property managers with limited time. Maintenance dues, gate security, amenities and vendor contracts all need attention every month. The Residential Society & Property Management Edition is designed to make that manageable on one resident and flat record.
How the work runs
- Maintenance billing. Billing & Invoicing raises maintenance bills per flat on the society's rules, with GST where thresholds apply.
- Collections. Residents pay online. Reminders go out before and after due dates, and the committee sees dues by flat.
- Visitor gate management. Visitor Management handles invites, gate check-in and passes. Residents approve visitors from their phone.
- Amenity booking. Facilities & Workplace manages amenities such as the clubhouse or hall, with booking rules and charges.
- Vendors and AMCs. Lifts, generators, pumps and security contracts are tracked with AMC dates and service requests.
- Requests. Helpdesk logs resident complaints such as plumbing or electrical issues, assigns them and tracks resolution.
- Notices and polls. Chats and the resident portal, built on the Citizen Services Portal pattern, carry notices, polls and documents.
Digital Employees
An AI AR & Collections Specialist sends polite dues reminders and payment links. An AI Visitor & Front Desk Agent helps register visitors and notify residents. An AI Facilities Coordinator schedules vendor visits and tracks AMC renewals. An AI Tier-1 Support Agent answers resident questions. They work for the committee and property manager under supervision. Penalties and spending decisions stay with the committee.
Compliance
State apartment ownership and co-operative housing laws and GST on maintenance above thresholds apply. These are pointers to confirm with counsel.
